DISCOVERY
WE MEET TO REVIEW PROJECT SCOPE, DELIVERABLES AND PROGRAMMING. WE BEGIN WITH AN IN-DEPTH LOOK AT THE CLIENT’S PREFERRED AESTHETIC AND TRY TO FULLY UNDERSTAND THEIR VISION, BRAND, LIFESTYLE AND EXPECTATIONS FOR THE PROJECT.

SCHEMATIC
WE GATHER INSPIRATION AND START TO DEVELOP A SCHEMATIC CONCEPT. WE USE IMAGERY AND FINISHES TO CAPTURE MATERIALITY, SPACE PLANNING TO EXPLORE FLOOR PLANS AND ELEVATION STUDIES TO DIGEST HOW A SPACE CAN FEEL.
DELIVERABLES — SCHEMATIC DRAWINGS, BUDGET + CONCEPT DECK
DEVELOPMENT
BASED ON FEEDBACK PROVIDED IN SCHEMATIC PHASE, WE REFINE THE DESIGN CONCEPT WITH MORE DETAILED FLOOR PLANS, INTERIOR ELEVATIONS, AND MILLWORK DETAILS.
WE start to ASSEMBLE INTERIOR FINISH AND FIXTURE SPECIFICATIONS — SUCH AS FINISHES, APPLIANCES, PLUMBING fixtures AND LIGHTING.
DELIVERABLES — DEVELOPMENT DRAWINGS, SPECS + CONCEPT DECK
permit
WE PREPARE THE BUILDING PERMIT DRAWING SET AND LIAISE WITH THE CITY TO PROCESS THE APPLICATION ON BEHALF OF OUR CLIENT. PLEASE NOTE THAT THIS PHASE IS determined ON A PROJECT BY PROJECT BASIs and may not be required.
DELIVERABLES — PERMIT DRAWING SET

WE SHARE ALL PROJECT INFORMATION AND FACILITATE CLEAR COMMUNICATION BETWEEN ALL PARTIES BIDDING ON THE PROJECT.
WE REVIEW SHOP DRAWINGS FROM KEY CONSULTANTS AND PROVIDE COMMENTS TO ENSURE ACCURacy of design. we are fluent in the value engineering process should the overall budget need to be revisited.
DELIVERABLES — ISSUE FOR TENDER DRAWINGS + SPECIFICATIONS
construction
we finalize the construction drawing package that includes all interior design drawings, finish and fixture specifications to move forward with construction.
where required, we participate in the construction administration process to observe progress and continuity.
key milestones for essential site review may include framing, plumbing, electrical rough-in, millwork installation, tile installation and finishing.
DELIVERABLES — ISSUE FOR CONSTRUCTION DRAWINGS + SPECIFICATIONS
procurement
we prepare a detailed procurement budget that includes all items required for the project.
we curate a procurement deck that may include furniture, decorative lighting, area rugs, accessories, artwork, window treatments and greenery.
we may either procure all items on behalf of our client, or provide the specification package to a client should they wish to take care of procurement.
DELIVERABLES — PROCUREMENT BUDGET, DECK + SPECIFICATION PACKAGE
installation
we coordinate the delivery and installation of all items from procurement phase to the project site. we complete a walkthrough with client to receive feedback and fufill any minor changes requested.
DELIVERABLES — INSTALLATION CHECKLIST
reconciliation
we organize all procurement files in our online accounting software into a reconciliation package. this package includes project invoices, a reconciliation spreadsheet as well as a final invoice.
